If you are on the listing side, the buying side, or both, the total cost is $285. We do not charge any additional or hidden fees, even if it is a dual transaction.
What do I get? - Sample Timeline
The start of your file includes:
• You are copied on all communication.
• Create a timeline from executed contract dates for all parties.
• Timeline progress updates sent out weekly.
• Ensure all documents are present and fully executed. (follow up for signatures if applicable)
• Follow-up on or begin your compliance.
• Introductory emails are sent to the title company, lender, the cooperating agent, and your buyer/seller.
• Buyer side - schedule and confirm all necessary or requested inspections, inform all.
• Listing side - confirm inspections have been scheduled and inform seller.
• Verify binder deposit, request receipt, and send to all parties.
• Obtain HOA/COA documents and application
• Send to your client/obtain receipt of HOA/COA documents
About halfway through your file:
• Follow up on the appraisal order/completion and financing contingency with the lender.
• If applicable, follow up on repair requests or write up an amendment for repairs.
**please note we do not negotiate repairs**
• Obtain Home Warranty (or ensure it has been ordered if needed).
• Confirm title has needed documents for closing.
• Obtain utility information to provide to your clients.
• Ensure HOA/COA application is submitted by deadline
• Obtain copy of HOA/COA approval
Nearing the finish line:
• Schedule final walk through.
• Confirm the clear to close with lender.
• Schedule/coordinate closing and send calendar invitations.
• Request draft ALTA for review.
• Ensure all documents obtained throughout transaction are securely uploaded into your compliance system (final audit).
• Conclude the transaction is fully funded/recorded and upload the executed settlement statement for compliance.

Data entry for property listings can be both time-consuming and demanding. Simply provide us with the listing agreement, and we will handle all the details for you. *Please note that we only provide listing coordination services with completed listing agreement*

• Complete MLS data entry – we ask that you review upon completion

• Coordinate and obtain photography with your preferred vendor if applicable.

• Triple check your compliance across the board.
